Summer Home Maintenance Every Vermont Homeowner Should Tackle

Vermont summers are short, so they’re the window to handle the exterior maintenance that protects your home through the next freeze. Knock these out now and you avoid the expensive emergencies that show up in January. Here’s the contractor’s summer checklist.

Roof and gutters

Look for shingles loosened or lifted by winter ice, check flashing around chimneys and skylights, and clear gutters and downspouts so they actually move water away from the foundation. Ice dams start with poor drainage and attic ventilation — summer is the time to fix both.

Siding, trim, and paint

Probe trim boards, window sills, and door frames for soft spots; re-caulk gaps around windows and doors; and repaint or re-stain south- and west-facing walls that take the most weather. Failed caulk and rotted trim are moisture entry points that get 10× more expensive if ignored.

Deck and fence

Drainage and grading

Make sure soil and mulch slope away from the foundation, not toward it. Most basement moisture problems start with bad grading and clogged gutters — both cheap to fix in summer.
